Here’s one
A £450,000 home at the standard residential rates
On a £450,000 home, the first £125,000 is free. The slice up to £250,000 is at 2%, and the rest up to £450,000 is at 5%. First-time buyer relief and the extra-home rates are not applied.
How it works
Each slice has its own rate: nothing to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5 million, and 12% above that.
Where this comes from
Standard rates for a home in England or Northern Ireland. The first-time buyer relief and the extra charge for another home are on the same GOV.UK page, and they are not applied here.
Good for
A normal home purchase in England or Northern Ireland, with no surcharge and no first-time relief.
